Every once in a while, I get the opportunity to list a property that is difficult to describe. This 161.7± acre property in Otter Tail County is one of those properties. Quite honestly, this is one of the best all-around recreational properties I've had the privilege of listing. I've walked a lot of hunting and recreational land over the years, and you would be hard-pressed to find another property that checks this many boxes in one package. For starters, the terrain and habitat are simply outstanding. Rolling hills covered with mature oak timber transition into food plots, ponds, lakes, open ground, and pockets of thick cover. The diversity makes the property incredibly enjoyable to explore, but more importantly from a hunting standpoint, it creates the food, water, bedding cover, travel corridors, and edge habitat that wildlife needs. The deer hunting potential is tremendous. Multiple destination food plots have already been established along with smaller killing plots strategically positioned throughout the property. Several enclosed hunting stands are also in place, giving you a great head start from day one. Combine those improvements with the rolling terrain, mature timber, water, and natural transitions, and there are hunting opportunities throughout the property. And the trail camera history backs it up. This property has produced pictures of quality bucks and has all the ingredients necessary to consistently hold deer. Turkey and black bear are also found in the area, and the combination of water and upland habitat creates additional opportunities for waterfowl and pheasant hunting. It is rare to find one property that can offer this many different hunting opportunities. Then there is the water. Multiple ponds and lakes are located on or associated with the property, creating a recreational component that takes this tract to another level. Larson Lake offers excellent fishing, and I'm not exaggerating when I say there have been times I've been out there when it seemed like we caught a fish nearly every cast. Bass and perch provide plenty of action, whether you're seriously fishing or simply spending an afternoon on the water with family and friends. A brand-new pontoon with a 60 HP motor and trolling motor is included, along with a brand-new pier and dock system. That means the next owner can start enjoying the lake immediately instead of spending the first year getting everything set up. Another interior pond or small lake is shared with only one adjoining landowner. It currently holds minnows and appears to offer enough depth that there may be potential for additional fish management in the future, subject of course to applicable Minnesota regulations and cooperation with the adjoining landowner. Those improvements would be expensive and time-consuming to recreate from scratch and open up a number of possibilities for the next owner. Several excellent building sites are located throughout the acreage, whether your plans include a hunting cabin, recreational retreat, or year-round residence. Access is also excellent, with frontage along both Highway 210 and County Road 47. Having multiple access points on a property of this size can be extremely valuable, not only for everyday use but also when considering hunting access, wind direction, habitat management, equipment, and future building plans.
