Lease Terms -A credit report will be processed on each applicant. Approval will be based on a credit scoring evaluation. The minimum credit score requirement is 650. If it is lower than 650 you may be eligible for conditional approval. This will include: 3 most recent paystubs or an employment letter for verification of income. If you are a self-employed independent contractor, you must submit last year's tax return and/or your last three months of bank statements for your business. If you do not have any current income, you must be willing to pre-pay rent to qualify, if approved in advance by your property manager. -Tenants are responsible for having all utilities in their name for the duration of the lease and must have renters insurance. -EACH tenant must fill out an online application with the property manager. We do not accept Zillow applications. -The security deposit is due within 24-hours of an accepted application. -Landscaping maintenance is included. -There will be a 2-animal maximum and each animal may not weigh more than 50-lbs. -Refundable Pet Deposit is $300 per pet & pet rent is $35 per pet per month. 1. A prospective tenant has the right to provide to the landlord a portable tenant screening report, as defined in section 38-12-902(2.5), Colorado Revised Statutes; and 2. If a prospective tenant provides the landlord with a portable tenant screening report, the landlord is prohibited from: Charging the prospective tenant a rental application fee; or Charging the prospective tenant a fee for the landlord to access or use the portable tenant screening report.
