What a fantastic price on this interesting building lot in an established neighborhood; while it has a few challenges, it is workable, & would have so much character once completed. My vision: build on the flat side...Maybe a smaller 2-story, T-shaped ranch or 1.5 story. Put a wooden bridge over the little drainage stream that has large rocks in several areas (quite aesthetic!). On the higher side or in the back, create a firepit area with log or rock seats. Nothing boring about this set up! Of course, all plans must meet n'hood and city/county requirements. Public water. Public sewer could be accessed via the right-of-way in front of the immediate neighbor on the high side (use of approved city/county vendors required)...You could also potentially access the sewer in the high-side neighbors backyard if said neighbor would allow a sewer easement.
