Ranch Land, ~140.06 +/- Acres with a pretty even mix of wooded hunting land and open grazing land just 7.6 miles outside Refugio. Set back off the highway far enough to escape the noise, approximately 0.6 miles of paved road and 1.9 miles of a nice caliche road (shared by oilfield trucks) leads you back to these two tracts, which are divided by the road. The southerly (small) tract of 32.11 acres is open and cleared yard, perfect to set up camp with RV's, vehicles, storage, or even a small cabin. The northerly (large) tract of 107.95 Acres is over a mile long, a mix of wooded and cleared land used now simply for hunting and oil equipment lease. In the past, cattle have grazed here, too. Oilfield leases require some parts of both tracts to be accessible to lessees, but the main hunting grounds in the northern half of the large tract are not useful to lessees.
