LISTED COMING SOON! When asked what their favorite things about their property were, Sellers nearly wrote their own remarks for me. The first thing that came to mind for them, was the 14 X 22 enclosed porch. In here, the ceiling is vaulted which makes the room airy and bright. It's big enough for their formal dining room table and chairs along with a large seating area with couch and loveseat. A lovely shade tree never allows this room to become too hot in the warmth of August. You get the best of both worlds having a big bright living space AND a cozy living room for watching your favorite shows. Their kitchen has room for a dining table, but they would rather enjoy meals while watching the lake. This 1400 square foot home is more than just a pretty face, though. There are the new water heater, high efficiency furnace and central air installed in February 2025. New Maytag washer and dryer installed in June of 2025. Also, new concrete drive and carport are only a year old. Bathrooms remodeled and custom blinds in 2023. New metal roof and gutters over the covered porch. There is a lovely deck at the dock with a table and chairs as well. Tall grasses the sellers planted provide natural privacy. Next, the Sellers talked of the back wooded lot with their own opening to the trails (Owner donated part of his land to make that project happen). Of course, I had them show me the way back to those trails. It's lovely and must be so fun to have this at their disposal. This path that runs along the back of their property goes over a bridge and circles around and out to the property across the channel from the front of the home. This area is a park/preserve created by the Wawasee Area Conservancy Foundation is the prettiest view. They love watching people paint, ride bikes, walk, jog and many other activities from their porch and/or while sipping beverages on the dock. They are just five houses from open water. All the perks of lakefront (plus an extra lot) without the price. You can enjoy the lake year-round. With all the seasons to fish, the winter sports, mud runs, ice sailing, a polar plunge. There's a boat in church on the lake, Thunder Run with the wooden boats every Sunday, fireworks, restaurants by boat and so much more. Association dues pay for the road to be plowed, repaired or redone when needed. The association also donates to Wawasee Lake fireworks display.
